Selling a Home You've Owned for 20+ Years

There is a difference between selling a house and selling a home you've lived in for twenty years or more.

The numbers may be the same.

The paperwork may be the same.

The emotions are not.

For many homeowners, a move after two or three decades isn't simply a real estate transaction. It's the closing of a chapter that has been built over years of everyday life.

It's where children grew up.

Where holidays were celebrated.

Where pets were welcomed home.

Where careers began, families expanded, and life unfolded one season at a time.

That's why these moves often feel more complicated than people expect.

Part of the decision is financial.

Part of it is practical.

And part of it has nothing to do with real estate at all.

Sometimes the home no longer fits the way it once did.

Sometimes maintenance has become more demanding.

Sometimes retirement opens the door to new possibilities.

Sometimes family members live elsewhere, and being closer to them becomes more important than staying where you've always been.

I've found that many long-time homeowners spend months — and sometimes years — thinking about a move before they ever speak with a real estate agent.

They quietly watch the market.

They wonder what their home might be worth.

They think about what comes next.

And often, they aren't looking for pressure.

They're looking for clarity.

One of the things I enjoy most about working with long-time homeowners is helping them understand their options without rushing the process.

Sometimes that conversation leads to a move.

Sometimes it doesn't.

Both outcomes are perfectly okay.

Because before discussing marketing plans, photography, or pricing strategies, I believe it's important to understand the people behind the decision.

Every home has a story.

Every move has a reason.

And every homeowner deserves a strategy that reflects both.

If and when the time comes to explore what selling might look like, my role is to help you understand the market, prepare thoughtfully, avoid unnecessary surprises, and make informed decisions at a pace that feels right for you.

After twenty years or more, a home is far more than a piece of real estate.

It deserves more than a generic market estimate or a rushed strategy.

It deserves careful planning, thoughtful guidance, and a process that respects everything that came before the sale.

Next Step: Estate & Inherited Homes

Some transitions involve helping parents, settling estates, or managing inherited property. Understanding the process can help make difficult decisions a little easier.
