First Week Matters

Why the First Week Matters When Selling Your Home

 

 

One of the most common conversations I have with homeowners begins with a simple assumption:

"We'll put the house on the market and see what happens."


It sounds reasonable.


The challenge is that buyers don't usually work that way.

By the time a home appears online, many buyers have already been searching for weeks or even months. They've saved searches. They're receiving notifications. They're watching neighborhoods they like and waiting for something that fits.


When the right home finally appears, they notice.

Immediately.


That's why I believe the first week on the market matters more than most homeowners realize.


Not because every home receives multiple offers.

Not because every market behaves the same way.

But because those first few days are often when a property receives its greatest attention.


Buyers are curious.


Agents are paying attention.


People who have been waiting for something new are looking closely.


The market is forming its first impression.

And first impressions are difficult to recreate.


Over the years, I've watched homes generate tremendous interest during their first week because they were thoughtfully prepared before they ever reached the market.

I've also watched sellers lose momentum because important details weren't addressed until after buyers started asking questions.


The difference is rarely luck.


It's preparation.


That's why so much of my work happens before the listing goes live.

Before the photography.

Before the first showing.

Before the first buyer walks through the front door.


Depending on the property, that preparation may include reviewing permits, certificates of occupancy, Board of Health records, surveys, septic documentation, or other property records that could become important later.


It means understanding what buyers are likely to love about a home and identifying potential concerns before they become obstacles.


It means creating a strategy instead of simply creating a listing.


Because once a home reaches the market, buyers begin forming opinions immediately.

If questions surface later, if issues are discovered later, or if the property needs significant adjustments after launch, it can be difficult to regain the same level of excitement that existed at the beginning.


The home hasn't changed.

But buyer perception often has.


That's why I don't view the first week as the beginning of the selling process.

I view it as the result of everything that happened beforehand.


The strongest launches are usually built long before the listing goes live.

And while no strategy can guarantee a particular outcome, careful preparation gives homeowners the best opportunity to enter the market with confidence, attract serious buyers, and put their home in the strongest possible position from day one.


Because in my experience, many of the challenges that appear later in a sale can often be traced back to what happened — or didn't happen — before the first showing ever took place.
