One of the questions I am occasionally asked is:
"Will there be a lockbox?"
The answer is no.
Whenever possible, I attend every showing personally.
In today's market, many sellers assume a lockbox is simply part of the process. A buyer's agent schedules a showing, retrieves a key, tours the property, and leaves.
For some homes, that may be perfectly appropriate.
It simply isn't how I choose to represent my clients.
I believe every showing is an opportunity.
An opportunity to present the home properly.
An opportunity to answer questions.
An opportunity to gather valuable feedback.
And sometimes, an opportunity to prevent a misunderstanding before it becomes an objection.
Over the years, I have found that buyers often have questions while they are standing in the home.
They may be wondering about a feature, a recent improvement, the property itself, or something they noticed during their visit.
When those questions can be answered accurately and promptly, buyers are able to focus on the home rather than the uncertainty.
Attending showings also allows me to better understand how buyers are responding to the property.
What are they noticing?
What are they excited about?
What concerns are they raising?
That information is valuable because it helps shape strategy moving forward.
Sometimes a simple adjustment can make a meaningful difference.
Sometimes the feedback confirms we are exactly where we need to be.
Either way, information matters.
There is also a responsibility that comes with representing someone's home.
For many sellers, this is one of their most significant financial assets.
It is also the place where they have built their lives.
I believe that deserves more than simply handing over a key and hoping for the best.
Every property is different.
Every buyer is different.
And every showing matters.
My goal is to ensure that each buyer experiences the home as intended while providing my sellers with the highest level of representation throughout the process.
Because once a buyer leaves, the opportunity to create that first impression is gone.
And first impressions matter.
